Change: Zoning
How Might the Landscape and Infrastructure Policies ofCounty Change?

Accommodating the projected population, while minimizing vast suburban sprawl, will be difficult unless some zoning changes and new development guidelines are adopted.

Most municipalities in Monroe County have similar residential, commercial, and industrial zoning codes which may be summarized as follows:

  • R-1: Low density rural residential, one residential unit per 2 or more acres.
  • R-2: Medium density residential, one residential until per 1-2 acres.
  • R-3: High density residential, one residential unit per acre or less.
  • C: Commercial
  • I: Industrial
  •  

    Two additional zoning types are recommended, one to help conserve landscape resources and the other to make more efficient use of new urban infrastructure. The first is R-E (Residential Ex-Urban), a very low density residential zoning of one residential unit per 20 acres. The second recommended zoning type is R-U (Residential - Mixed Use), a zone which combines residential and commercial zoning. These additions would provide greater flexibility in planning the County's future.
