Change: Development Guidelines
How Might the Landscape and Infrastructure Policies ofCounty Change?

"Densifying" and "in-filling" existing sub-divided areas are the most straightforward ways to provide additional development without greatly impacting landscape resources. These options should be considered.

The County and municipalities should also be enabled to apply a broader set of planning tools in order to further minimize the negative effects of development.

Examples of planning techniques include:

  • INFILL
  • CLUSTER DEVELOPMENT
  • AG LAND BUFFERS
  • TRANSFER OF
    DEVELOPMENT RIGHTS

  • PERFORMANCE ZONING
  • DENSITY BONUSES
  • GREEN BELTS
  • SCREENING VIEWS
  • ZONING ORDINANCES
