Change: Build-Out Alternative
How Might the Landscape and Infrastructure Policies ofCounty Change?

The Build-Out Alternative illustrates the most pessimistic view of Monroe County's future by assuming that market driven development will overwhelm the planning and investment abilities of the Townships and the County. This may already be foretold in the extant to which current development has already exceeded the bounds of the Comprehensive Plan. The resulting 'Build-Out Alternative' land use map will look like any other metropolitan suburb, with low density housing everywhere.

The 'Build-Out Alternative Landscape Design' consists only of Conservation A, land which is currently owned or regulated by the public.

 

The 'Build-Out Alternative Infrastructure Design' assumes that the Townships will not fulfill their sewer plans and that extensive low density development, which is economically and technically feasible, will result. Because it assumes that the Townships can neither keep up with demand for service nor finance the retrofit of their declining physical infrastructure, it also does not anticipate any major road improvements or rail service.
