DATA ANALYSIS

GSD is developing a cost model through the use of multiple regression analysis (see Draft Research Design for a discussion of this process). Through August 2001, GSD has assembled and cleaned the data for 10,766 FHA properties, as well as samples from the Rural Housing Service, the National Apartment Association, the New York State Mitchell Lama program, the New York City Department of Finance Real Property Income and Expense data, and other proprietary sources.

Preliminary results from the FHA data show significant explanatory power of the property characteristics. Many variables have coefficients of the expected sign magnitude, though some findings were surprising. Currently, GSD is working to refine and test models against the FHA data and other sources, and will provide an update of this work at the September Public Meeting.
